In today’s real estate market, buyers don’t start their home search at an open house. They start online. And when they’re scrolling through listings, they make decisions in seconds. If a home doesn’t catch their attention immediately, they move on.
I recently came across a listing that proved exactly how powerful first impressions are. I personally scrolled right past it because the main photo was dark and looked like it had been taken on a phone. If I did that as an agent, imagine how many buyers did the same.
That’s the reality sellers need to understand. Presentation isn’t cosmetic. It’s financial.

Online photos are your home’s first showing. Before buyers read the description, check the square footage, or look at the price, they look at the images. Poor lighting, bad angles, or low quality photos can instantly create negative assumptions, even if the home itself is beautiful.

The property in this example stayed on the market for more than 138 days. During that time, it went through multiple price reductions and ultimately sold for $44,000 less than its original list price.
That kind of price drop doesn’t happen overnight. It is usually the result of a listing that didn’t attract strong initial attention or buyer demand.
Homes generate the most excitement and typically the strongest offers during their first days on the market. If that window is missed, it can be difficult to recover momentum.

Some sellers assume marketing is just a sign in the yard and a listing in the MLS. In reality, strong marketing is a carefully planned strategy designed to position your home competitively from day one.
